Over 11 hectares (27.28 acres) of land with riverfront, 3 springs, and fertile land! It’s in a great location being less than a 10-minute drive south of Loja. It isn’t that common to find such a large chunk of property for sale so close to the city of Loja. With THREE natural water springs on the property, you have your own private water sources! This resource is amazing. No wonder nearly all the shades of green are represented on this lush property with the vegetation being nourished by pristine water. The flattest areas are on the lower parts of the property, near the river. Here there are about 11,000 square meters of flat land. The soil here is extremely fertile. The current landowners are growing cabbage, lettuce, chard, potatoes, strawberries, naranjilla, and medicinal herbs. The rest of the terrain is sloping, but it is in this mountainous terrain where the water springs spout up. The sloping areas are also useful for grazing cows. In this upper part of the property there are 3 reservoir tanks collecting water from the springs and then watering the crops below by gravity irrigation. Two older buildings are on the land – one made from adobe and one of brick. Both need of some work to make them livable. There is also a more recently-built home that is habitable. The river bordering the land is the Zamora River, which boasts crystalline waters! In fact, the city gets a large part of its potable water from this river. The neighborhood has about 30 families, all of them using their land for agriculture, so it has a very laid-back atmosphere. About 1.5 kilometers away is the Amauta private school with about 125 students. One of this school’s missions is to transmit knowledge about nature conservation and Andean wisdom to students. So, if you have kids, this could be a great school for them to attend. It has all the basic services and utilities (electricity, phone service, internet).
